Eau Claire Fleet Farm Architectural/Structural/Site Design

Ayres provided architectural, structural, and civil design for a new 218,000-square-foot Mills Fleet Farm store, including a separate gas station/car wash facility and approximately 600 parking stalls. Ayres was retained to convert previously prepared prototype building plans into a set of construction documents for use on the steeply sloped site for the new store in Eau Claire, Wisconsin. Ayres also provided bidding assistance and construction observation services.

Project challenges included a site that required moving approximately 810,000 cubic yards of material, over half of which was used as fill to grade the approximately 30-acre hillside site. Also challenging was the tight project design time frame of less than five weeks to complete all architectural and structural plans and specifications. The total project time line from the start of design to the grand opening was just 13 months.

Drainage of the site was limited by the capacity of an existing storm sewer pipe crossing from the Fleet Farm side of STH 93 to the regional stormwater pond on the other side of the highway. A new stormwater detention pond was designed on the Fleet Farm site to store water until it can drain under STH 93 to the regional pond. The new pond is designed not to overtop or flood Highway 93 during the design storm. Stormwater runoff from the site and the adjacent street is treated for a minimum of 80% total suspended solids (TSS) removal. Treatment is accomplished by a best management practice (BMP) storm bio-filter device.
