Irondale Neighborhood & Infrastructure Plan

Commerce City, a rapidly growing northern Denver suburb, looked to Ayres for assistance in creating a multifaceted plan to guide development in Irondale, an older mixed residential and industrial neighborhood. Analyzing land use, roads, drainage, and utilities, the plan provided baseline information and recommendations from which to make informed decisions as the community faces redevelopment pressure and a bit of an identity crisis.

Change is already happening in Irondale as new development takes place, so it’s important to plan for the future of the area in a thoughtful and collaborative way. Key topics include roads, drainage, utilities, and land use. The plan prioritizes infrastructure needs to help guide growth and change in the neighborhood in the years to come. The result maps out the turn-by-turn directions that will lead to a prosperous future. 

Central to the development of this plan was input from local residents, land owners, and businesses. Ayres developed a project overview mailer in Spanish and English and produced an introductory video in both languages for use in social media and to run in the background at meetings. The engagement campaign set the plan up for success and the formulation of a shared vision for Irondale.

Work on each of the four project elements was structured under a three-phase process of discover, explore/assess, and implement.
